To sum up 2022 we saw inflation rise to a 40 year high, mortgage rates double to 7% and Alameda real estate values peak in May at an average sale price of $1,689,095. In November 2021, we saw 46 homes sell at an average price of $1,450,000 at 21% over list price. Compare that to November 2022, where we saw 25 homes sell around 8% over the list price at $1,362,088. The big question is what will the spring market bring? Most economists are sounding the recession alarm bell for summer 2023 so if you're planning to sell, CALL US NOW to prepare for a January to April sale. We will explore the pros and cons between selling AS-IS or fixing the house up for sale. We have the painters, electricians, plumbers, landscapers and more to increase the value of your property along with a program to pay for it up front so you don't have to. During this holiday season, we would like to thank all of you who voted us "Best Real Estate Agents" in the Alameda Magazine readers' poll. We love being your local real estate experts and wish you a very merry holiday season! If you have questions, we have answers. Have a very merry holiday!
