As of November 5th, there are currently 42 properties for sale in Alameda with an average days on market of 26 days. Looking back over the last couple of years, we can see a downward trend in the list price vs. sale price ratio as the Alameda market is no longer the red hot seller's market it once was.
In October 2017 homes were selling at about 12% over asking price. In October 2018 homes sold for almost 9% over asking price. This past October homes sold for a little over 4%. With the election year coming up, it's anybody's guess what the market will bring. Throw in the economy, the job market, wildfires, statewide rent caps and heaven knows what else - it creates uncertainty. That's one thing homebuyers don't really like is uncertainty.
The only thing sellers can do about it is to make sure their house is in better condition and priced more attractively than the competition. Make sure you hire a local professional who knows the local market otherwise, things could be a little, well, uncertain. As we approach the holidays, temperatures grow colder and people in need have more needs.
