The most common question I get from home sellers is, when is the best time to sell a home?  My answer is usually the same unless there are certain variables out there like war, inflation fears, higher than normal interest rates and economic woes.  Oh wait, that's right now! So here we are, buyers are buying houses that are priced right and in good condition.  Sellers should not expect the high sale prices we saw at the peak of the market in 2021 fueled by low mortgage rates in the 2 to 3% range.  But with tech and AI leading the stock market at the moment, there are buyers out there despite the 8,000+ layoffs in the Bay Area alone with more on the way.

 

The biggest mistake I see sellers make is not going on the multiple listing service for the whole world to see. If you were trying to sell your house, you would naturally want to expose it to the greatest number of potential buyers right?   I mean really, why on earth would you want to keep it a secret?  That's a sure way to leave money on the table simply out of convenience.  If that is your priority, we can certainly do that, but we don't recommend it.

 

Buyers are seeing the inventory backing up on the market which is giving them false hope.  Buyers see that the average Alameda single family is listing at $1.332M and has an average days on market of 34 days giving them just a misinterpretation of the current market conditions.  Unless they have a local agent who knows our market, they don't understand that the SOLD single family homes have sold in just 15 days on average at an average sale price of $1.563M.  What this means is that the best homes at the right list price are selling quickly with multiple offers.
