February 2021 outperformed February 2020 by leaps and bounds in Alameda. In 2020, 13 single family homes sold compared to last month's count of 24. Not only did the sold inventory nearly double, but the average sale price was approximately 21% higher this February over 2020. Some recent common questions I have been asked as a Realtor; 

  1. Is now a good time to sell? Absolutely!
  2. When should I sell by? Preferably before all the buyers get vaccinated and spend all summer traveling instead of house hunting.
  3. Can I wait to sell? Yes, but when the stock market bubble bursts or interest rates rise, the market will cool leaving you feeling like you missed the boat.
  4. Do I need to fix my house up? It depends. Do you want to sell it for a lot more money? Then fix it up. Even a fresh coat of paint will attract buyers like bees to honey. Can't be bothered to fix it up? No problem, it will sell if it's priced right.
  5. Shouldn't I save my money and let the buyer fix up the house the way they want? Today's buyers don't want a project. They will pay a premium for a move in ready house that has already been upgraded or refreshed.
  6. How does Prop 19 affect me? You can move anywhere in California and take your old low property tax rate to your new home. However, any property you leave to your heirs will be reassessed at a higher tax rate unless they move into the property.
