As you can see from the February Market Update, the market is already back in full swing after the winter break. With 39 homes active for sale as of March 3rd, buyers have options aplenty with 11 of those homes on market for over three weeks with prices ranging between $455,000 for a condo to a luxury $2,480,000. Hello, opportunity! While 4 homes are languishing on the market for over 100 days, we just had our first weekend of open houses at our new listing located at 1530 Eastshore Dr. Alameda.

What's special about this house is the 7000 sq.ft. useable lot, a 40-foot boat dock and a million-dollar view of Oakland Coliseum. So while some people think the market has cooled off, I say not every home because our house had over 200 people through it on Saturday and Sunday. Listed at $1,495,000 it's attractively priced for sure. The house should always sell for more when the house is attractively priced which is why most Realtors do it myself included.

The neighborhood party was a hit too and a neighbor asked me, "Why do you do this when my Realtor friend says it's not necessary?" My reply was simple. I asked her, "Are you having fun? I spent $1,000 for the neighborhood party on catering and entertainment simply because it's fun and I enjoy meeting neighbors like you in a laid back atmosphere.
