The Alameda market has really taken off during the month of June as businesses have slowly been reopening. I'm happy to report that for the homes that were underpriced to get multiple offers, that strategy is still working due to high buyer demand and lack of inventory. In the month of June sales prices are by and large greater than the list price.
Unfortunately, as COVID ICU numbers are rising again, the window of opportunity may be closing. We will know more week to week. If we do go through a lock down again it will stall the market. Last Friday I had a homeowner ask me if I could list his house for sale within 24 hours. I was able to take one photo of his house, put it on MLS as a "coming soon" which is only visible to agents just to get the word out. I got photography and video ordered and it was on market the following day and we received two high offers two days later for $150,000 over the asking price!
