In Alameda, the average sale price and the number of homes for sale are down dramatically compared to twelve months ago. With inventory down, there may be more competition to bid the price back up. There were 25 single family homes listed for sale in February 2023 compared to 40 in February 2022. Two bedroom fixer uppers sold as low as $750k to $850k while a similar home with cosmetic improvements sold in the $1,250,000 range. The bottom line is it pays to renovate.
