National home prices are up 16.6% over a year ago and are the highest reported annual increase in the last 30 years. Alameda's home price appreciation year over year July is 8.6%. Fewer homes sold in July 2021 with 46 single family houses sold in July compared to 59 houses sold in July 2020. The average sale price a year ago in July was $1,277,610 compared to $1,387,741 last month. Fewer houses sold last month and the list and sale price were both less compared to June. Mostly due to underpricing strategies, sale prices continue to be approximately 23% over list price so don't let those list prices fool you!

I spoke to a homeowner today who told me she plans to sell but isn't ready to speak to a Realtor yet. She's feeling overwhelmed because she knows she has to sell a bunch of furniture, donate a bunch of things, put things into storage, haul things to the dump, find home inspectors, house cleaners, painters, choose paint colors, window washers, gardeners and handymen before handing it over to a Realtor to sell.
