In past newsletters I said the only thing that could dampen this market was a major turn of events, but who knew it would be a worldwide pandemic! Now that shelter in place rules are relaxed, the market is exploding. Currently, active/coming soon properties number 41 in Alameda.
What's shocking is 14 of the 41 just came on market in the last 48 hours after the shelter in place rules have been relaxed. 28 homes are currently in-contract waiting to close escrow. In other words, the market is back. Real estate and construction are now considered essential and we're even able to show owner-occupied homes!
The only thing we can't do at the moment is to hold open homes or have broker tours. What I gather from the data is that the overall sales numbers are down for March and April due to shelter in place, but buyers and sellers are now confident again in making a move, literally.
